A trailer on your own lot in Harrison County

Whether a trailer can stay on your lot is decided by your city, or by the county outside city limits, and by your HOA if you have one. Here is what each one’s own code or official page says, in short. Our parent brand covers the residential RV rules for Gulfport, Biloxi and Harrison County in detail.

  • City of Gulfport. The zoning code allows an RV to be lived in only inside an RV park, except an owner using a self-contained RV on the lot of their own home for no more than two consecutive days in 30. No storm or rebuild exception was found, so a longer stay needs the city’s approval first. Source: Gulfport Zoning Ordinance
  • City of Biloxi. A Temporary Use Permit allows a temporary residence on the lot of a home with casualty damage once the city finds it not habitable, with a repair permit pulled within 45 days, for up to 12 months and renewable to four years. The section requires a factory-fabricated, transportable structure and does not name travel trailers, so confirm with Community Development. Source: Biloxi Land Development Ordinance, Sec. 23-4-5
  • City of Long Beach. The city may permit a temporary residence while the home on the same site is built or repaired, for six months with one renewal of up to three months. The same code bans travel trailers as residences in all districts, so ask the Building Department which units it will permit. Source: Long Beach Unified Land Use Ordinance, Sec. 124
  • City of Pass Christian. After an emergency or disaster declaration by the Governor or the President that applies to the city, an owner whose home was destroyed or made uninhabitable may place temporary housing on the lot for up to two years while actively rebuilding. The provision does not name RVs, and it depends on such a declaration, so check with the Code Office. Source: Pass Christian Development Code, Sec. 5.12
  • City of D’Iberville. The zoning code allows an RV to be lived in only inside an RV park, except two consecutive days in 30 on the owner’s own lot, and no storm exception was found. The Building Official may issue temporary permits for one-time special circumstances, so ask before an RV is placed. Source: D’Iberville Zoning Ordinance, Sec. 13.1
  • Unincorporated Harrison County. With a conditional use permit, a self-contained RV may be a temporary home for up to six months while a house is built or rebuilt, on the lot where the finished home will stand, and only if the owner already holds a building permit for the home. If insurance may pay for your housing

That depends on your policy and your adjuster. When a carrier approves the trailer, we can bill the carrier directly, so you are not fronting the cost. Our parent brand explains the claim side on 1st Choice Living’s Mississippi page. Once the placement is arranged, the trailer, delivery, and service are ours.

Every size arrives furnished, with real beds, a full kitchen, a bathroom with a shower, and heat and air conditioning. More on a trailer on your property while you rebuild.

Already working with a temporary housing company?

We work with any temporary housing company. If one is handling your housing, ask them to place you with Temporary RV Living, or with our parent brand, 1st Choice Living, for a trailer on your own lot in Harrison County. They send us the placement, and we deliver, set up, and service the trailer.

Crew trailers on a job site in Harrison County

For restoration, roofing, tree, utility, and response crews working in Gulfport, Biloxi, Long Beach, Pass Christian, D’Iberville, and unincorporated Harrison County. Bring the housing to the work. We deliver travel trailers to the site, or as close as the ground allows, and set up and connect them the same way we do in a driveway. A two-person crew fits one trailer. A full crew takes a cluster, and the Workforce Bunkhouse sleeps six or more per trailer, with a kitchen and a bathroom the crew shares. One point of contact runs the placement, it lands on one invoice billed directly to the company, and we handle the LOA, COI, and compliance paperwork your office or your client requires.

What the local codes say about trailers on a job site

  • City of Gulfport. No provision for construction trailers, watchman quarters, or crew housing was found. An occupied RV must be in a legal RV park, and a separate chapter bars overnight parking of house trailers outside an approved trailer camp or park. Source: Gulfport Zoning Ordinance
  • City of Biloxi. A Temporary Use Permit allows temporary offices for construction and security personnel during permitted construction, but these are offices, and no provision lets a crew live or sleep in an RV on a job site. Source: Biloxi Land Development Ordinance, Sec. 23-4-5
  • City of Long Beach. A trailer for dwelling may be parked only with Planning and Development Commission approval in connection with a permanent building or construction project, for up to one year, renewable in six-month periods. The same code bars using a travel trailer as a residence in all districts, so get the Commission’s approval in writing before any trailer is used for sleeping. Source: Long Beach Unified Land Use Ordinance, Sec. 130
  • City of Pass Christian. The 1972 zoning ordinance says a trailer for dwelling may be parked only with zoning board approval in connection with a permanent building or construction project, for up to one year, renewable in six-month periods. The city’s 2020 Development Code has no matching provision, so ask the Planning Office which body approves it now. Source: Pass Christian Zoning Ordinance, Sec. 805
  • City of D’Iberville. An occupied RV must be in a legal RV park, and no crew or watchman housing provision was found. The Building Official may issue temporary permits for structures or uses needed during construction, but the section does not mention sleeping in them, so ask the Building Department first. Source: D’Iberville Zoning Ordinance, Sec. 13.1
  • Unincorporated Harrison County. An RV may be occupied only in an RV park, apart from the owner’s own home lot. A business or industrial use may have one dwelling unit or manufactured home for a proprietor, manager, or night watchman with conditional approval, but that rule does not include RVs, and no crew housing provision was found. Long Beach and Pass Christian are the only places here with approval language for a dwelling trailer tied to a construction project. Elsewhere, ask the building office before delivery. More on crew housing.

Power, water, and sewer for a trailer in Harrison County

Water, sewer or septic, and electrical connections are completed by licensed, insured contractors from our preferred vendor network, so you do not hire an electrician or a plumber. We look at how far the trailer will sit from the water, sewer, and power it will use, and confirm the site with you on the call before the trailer rolls.

Electric service in Harrison County comes from the utilities below. Each posts its own outage and storm updates.

Permit offices and emergency management in Harrison County

Call the office for the city where the trailer will sit, or the county office outside city limits. Ask whether a travel trailer may be used there, for how long, and which permits the hookups need.

What we need to start

  • The address where the trailer will sit
  • When you need it, and who is moving in: your household, pets included, or the crew head count
  • What the site has: a route in, firm ground close to level, and where the water, sewer or septic, and power are
  • For a company: in the form, choose “I am arranging it for someone else,” then “Employer housing a crew” or “Contractor or restoration”
  • Any approval the city, county, or HOA has given, or the office you have been working with

Questions about trailers in Harrison County

Can I live in an RV on my lot in Gulfport after Hurricane Isaias?

Gulfport's zoning code allows an RV to be lived in only inside an RV park, except two consecutive days in 30 on the owner's own lot, and no storm exception was found. A longer stay needs the city's approval first, so call Building Code Services at 228-868-5790.

Does Biloxi allow a temporary home on a storm-damaged lot?

Biloxi issues a Temporary Use Permit for a temporary residence on the lot of a casualty-damaged home the city finds not habitable, with a repair permit pulled within 45 days, for up to 12 months and renewable to four years. The code calls for a factory-fabricated, transportable structure and does not name travel trailers, so confirm with Community Development.

Can a crew stay in travel trailers on a job site in Gulfport or Biloxi?

Not under any rule we found. Gulfport requires an occupied RV to be in an RV park, and Biloxi allows construction and security offices, not crew housing. Long Beach and Pass Christian allow a trailer for dwelling only with board or commission approval tied to a construction project, and Long Beach’s code also bars travel trailers as residences. Get the approval in writing before delivery.

What does unincorporated Harrison County require for an RV during a rebuild?

A conditional use permit, and a building permit for the home already in hand. With both, a self-contained RV may be a temporary home for up to six months on the lot where the finished home will stand. Harrison County Code Administration is at 228-832-1622.
