If your home in Bay St. Louis, Waveland, Diamondhead, and unincorporated Hancock County is not livable after Isaias, you may be able to stay on your own property while it is repaired. Hurricane Isaias and Hancock County

Go back into an evacuated area, and plan a delivery there, only when local officials say it is safe, and follow road closures. For Hancock County, official updates come from the Hancock County Emergency Management Agency and Mississippi MEMA.

At 4 p.m. CDT on October 9, 2026, National Hurricane Center Advisory 13 had Isaias as a Category 3 hurricane, expected to make landfall along the coast of the western Florida Panhandle that evening. A trailer on your own lot in Hancock County

Whether a trailer can stay on your lot is decided by your city, or by the county outside city limits, and by your HOA if you have one. Here is what each one’s own code or official page says, in short. Our parent brand covers the residential RV rules for Hancock County in detail.

  • City of Bay St. Louis. The zoning ordinance says no RV may be used as a dwelling; RVs are allowed for camping only in a designated RV park. Its emergency occupancy provision covers manufactured homes, not RVs, so check with the Building Department. Source: Bay St. Louis zoning ordinance
  • City of Waveland. An owner may apply for a Temporary Conditional Use to live in one RV on the lot while a permanent home is being built, approved by the Mayor and Board of Aldermen after Planning and Zoning Commission review, for up to 180 days with one further 180-day request. The owner needs a current building permit, a completed and inspected foundation, an RV evacuation plan for named storms, and a road-ready licensed RV with quick-disconnect utilities.   • City of Diamondhead. No official page we could find states a rule. Check with the city or county before delivery.

  • City of Bay St. Louis. The zoning ordinance says no RV may be used as a dwelling. Temporary structures during construction are allowed only as a construction office and for tools and materials, and a trailer for dwelling tied to a construction project needs City Council approval after Planning and Zoning review, so ask the city whether that can ever be an RV.   • City of Waveland. Temporary structures during construction are for a construction office and storage. The Board of Mayor and Aldermen may approve a trailer for dwelling tied to a construction project, but the RV rule limits living in an RV during construction to the property owner building a home, and no provision addresses crew housing in RVs.   • City of Diamondhead. The Zoning Administrator may issue a temporary permit for structures or uses needed during construction, for up to one year and two years in total, but not for a use otherwise prohibited, and no provision mentions living in an RV on a job site or crew housing.   • Unincorporated Hancock County. The RV Park Ordinance limits RV use to RV parks, so there is no job-site RV allowance. Watchman or caretaker living on site is a special exception in the C-3 and C-4 districts, without saying an RV may be used; the other route is a county temporary permit of up to six months, with a Planning Commission recommendation and proof of good cause. Power, water, and sewer for a trailer in Hancock County

Waveland's code lets an owner apply for a Temporary Conditional Use to live in one RV on the lot while a permanent home is built, approved by the Mayor and Board of Aldermen after Planning and Zoning review, for up to 180 days with one more 180-day request. It requires a current building permit, an inspected foundation, an RV evacuation plan for named storms, and a road-ready RV.
